Villa Windows Still Hazy After Cleaning? Which Marks a Clean Can Remove

Haze that survives a window clean can sit on the glass, in the glass, on a film or between the panes, and each needs a different job. Which face it is on, where it falls and what a small patch test does will sort them.
Villa Windows Still Hazy After Cleaning? Which Marks a Clean Can Remove

Three checks in low sun, from where you can stand

A summer of shamal dust and sprinkler spray can leave several kinds of mark on one pane, so test before anyone books or buys anything. The best evidence on these marks is the care guidance glass makers publish for installers and cleaners. Guardian's, written for coated glass, says direct sun is what shows surface damage, and that a scratch hidden under a grey sky can stand out when the sun is low. Wipe while the pane is in shade, then judge the result when the sun comes round.

Keep both feet on the floor or the ground. No ladders, no leaning out of an upstairs window or over a balcony rail, and no product stronger than washing-up liquid or white vinegar. A mark on a high pane can wait for a crew with the right access.

  1. Wet it and wipe it, one side at a time. Soak a phone-sized patch on the room side with water and a drop of washing-up liquid, wipe with a clean soft cloth, rinse and dry. Repeat on the same spot outside. Keep the glass wet while you wipe, because grit dragged across a dry pane scratches it.
  2. Find the layer. If the mark survives both sides, rest a fingertip on it and move your head from side to side. A mark on that face stays under your finger. One that slides against your finger sits deeper: on the far face, or between the panes of a double-glazed unit.
  3. Read the position. Step back and note where the marks fall: a band low on the garden side, lines starting under a sill or ledge, or an even haze across the pane.

These checks narrow the likely cause and prove none of them. Pilkington's bulletin on protecting glass surfaces says the specific cause can be difficult to diagnose, and that abrasion can look like chemical attack until the glass is tested.

Haze that came off on the cloth

If soapy water shifted it, the mark was sitting loose on the glass: dust, or what the last clean left behind. A standard window and glass cleaning visit is the whole answer here.

Streaks that appeared straight after a clean usually point to the method. Glass makers warn against washing panes in direct sun or leaving water or cleaning solution to dry on them, so marks that follow the path of the cloth fit a missed rinse or a dirty cloth.

If the last clean was your home cleaner working from inside, the outer faces may never have been touched. Outside glass sits beyond what a general or deep clean usually includes.

Dust comes back, so the useful question is when to rebook. None of the manufacturer guides checked for this article supports the quarterly schedule you may see quoted. AGC's facade cleaning guide gives a minimum of every six months, says glass gets dirtier in dusty air, near the sea and where rain is scarce, and sets the aim: clean often enough that an ordinary wash still works.

A Khalifa University study of the Barakah coast, in the west of Abu Dhabi emirate, measured the air at its clearest in December and January, with dust building steadily through winter to a July high. The same paper cites winter shamal episodes two or three times a month from December to early March. That is the nearest long record found, not a Dubai measurement, but it suggests a clean booked for the first cool week may need repeating by spring, so let a dusty spell set the date.

White spots in a band at sprinkler height

Spots, rings or a chalky band on the outside, thickest low down and worse on garden-facing windows, suggest water drying on the glass. Lawn sprinklers are a named source in the bulletins: repeated wet and dry cycles of direct or windblown spray can bond residue to the glass. Pilkington says such residue can be difficult or impossible to remove without excessive polishing, and Vitro that after long enough, replacing the pane may be the only practical remedy.

What the line carries varies by plot. Dubai's treatment plants supply treated sewage effluent (TSE) for landscaping across the city, and villas on the municipal irrigation network have been billed for treated wastewater, while other gardens may run off the villa's own DEWA supply. Whichever it is, what was dissolved in the water stays on the glass when the water dries.

There is no single figure to quote for your street, so ask community management what your irrigation line carries. On a community line the water is outside your control, which leaves only where it lands.

To separate scale from damage, soak a folded paper towel in white vinegar, hold it on a coin-sized spot for five minutes, then rinse well and dry. Vinegar dissolves carbonate scale, so a spot that softens or shrinks is a deposit. A spot that does not change may be a bonded residue or etching, covered below. This is a rough home check. Keep the vinegar off the frame, seals and any stone, and skip it on mirror-like reflective glass, on any pane you know is coated on the outside, and on film.

Stop the spray before you book a stain removal, because residue is likely to return while its cause is in place. Have a sprinkler contractor re-aim the heads that reach the glass or move that strip of planting to drip.

Lines that start under a ledge, sill or pipe

Grey or white lines running straight down from a sill, a render band or a parapet point to water that crossed something first, gathering pollutants as it ran over concrete and similar surfaces.

Cement-based surfaces are the worst case. Rain dissolves small amounts of silicate from concrete, and when it dries on glass it leaves a water-insoluble, chemically bonded deposit that resists ordinary cleaners. Alkaline run-off from unsealed concrete or mortar joints can seriously etch glass in days, and once alkali has etched it, Pilkington says, there is no practical way to restore the surface.

The date helps. Most UAE rain falls between December and March, so lines that first appear after a wet day point to run-off, while sprinkler marks build through dry weeks as well. Fresh render or new cladding mortar above the window raises the odds, and a post-build clean is the time to get that residue off.

A mark below an AC pipe may come from what the drip picks up crossing the wall. Have the pipe rerouted to the villa's wastewater pipework, since Local Order No. 8 of 2002 bars AC water from the rainwater network.

For a ledge or parapet, ask about a drip edge or a surface sealer. Silicone sealers can discolour glass, so the panes need masking first.

An even haze, a rainbow sheen and lines a fingernail catches

The glass fabricator Viracon describes staining in three visible stages. The first is a transparent white film, which cannot readily be told from dust. The second is an iridescent, oil-like sheen in reflected light. The last is irregular translucent white patches, visible in most light, which can stop you seeing clearly through the pane.

Pilkington, writing about glass stained in storage, says early whitening would probably respond to a light polish or special chemical treatment, and that the final stages are permanent. For severely corroded glass, Vitro calls grinding and polishing neither practical nor economical.

The makers' own procedures for stubborn residue use optical-grade cerium oxide paste, worked on with a cloth under light pressure. The paste is abrasive and can scratch if pressed harder, so those procedures keep it off exposed coatings, and a scratch through a coating cannot be repaired. Chasing a deep mark also takes more glass from one spot, so ask how the restorer will avoid a visible ripple.

For lines, wet the glass and draw a fingernail across them. Polishing suppliers use a rule of thumb here: one that catches is deep and unlikely to polish out easily. Patches of fine parallel lines that show only in low sun fit scraping, which Guardian's guide calls a common mistake that can damage glass irreparably. The pattern proves nothing on its own, so raise it with the last company as a question.

One false alarm: outlines of suction cups or pads that appear only when a pane fogs on a cool morning. They come from handling during manufacture and installation, and they do not affect performance.

A bloom no cloth reaches, and film that is letting go

Fog, droplets or a white bloom that no wiping from either side can move sits between the panes. The likely meaning is that the edge seal of the sealed unit has failed and moisture has got in. A paper from Oak Ridge National Laboratory notes that in almost all such cases the unit has to be replaced, so stop cleaning and call a doors and windows contractor to measure it.

On film that has been up for years, bubbles, a cloudy or purple cast and edges that lift usually mean it is wearing out, and no clean brings it back. Keep knives, scrapers and brushes off it, have a film installer remove it, then repeat the checks on the bare glass.

What to ask a crew about water, chemistry, tools and reach

Send these before the visit. A crew offering stain removal should answer all four.

What do you rinse with?

Water-fed poles depend on purified water, which guidance hosted by the UK's Health and Safety Executive calls integral to the method. Ask whether the rinse is purified on site or tap water squeegeed off.

What is the product, and can I see the label?

Glass resists most acids, with two named exceptions, hydrofluoric and phosphoric, and a splash of hydrofluoric can seriously stain a pane in one hour. AGC's guide also bars fluorine derivatives and highly acidic or alkaline products, and tells cleaners to check compatibility with seals, frame paint, aluminium and stone. Decline anything labelled hydrofluoric, fluoride, bifluoride or phosphoric.

Do not buy one to try yourself. Some rust, brick and wheel cleaners contain hydrofluoric acid, and the CDC, the American health agency, warns that injury from dilute solutions may not show for 24 hours and that exposure can be fatal.

Will a blade or abrasive pad touch the glass, and which faces are coated?

Abrasive pads and powders should stay off the glass altogether. Guardian's quick guide says no scrapers of any size. The industry text in the same guide allows a new one-inch blade on small spots, on uncoated glass only, scraping in one direction. Refuse anyone who plans to scrape a whole pane.

Coatings decide how far a crew can go. AGC says one facing the air gap inside a sealed unit needs no special care, while one on an outer face or on single glazing is a thin metal layer being washed directly. Ask your window supplier or check the handover file. If nobody knows, treat the glass as coated: no blade and no polish. Either way, ask for a trial patch that you inspect in low sun before the rest.

How will you reach each pane?

Walk round first and sort the panes a crew can do from inside, a balcony or the ground from those they cannot, such as double-height stair glazing or windows above a roof or a pool. A water-fed pole works from the ground to about 24 m if the window is in clear view, but the same guidance rules it out in high winds and near overhead power lines.

Ladders are the fallback. Dubai Municipality's ladder guideline, which covers service worksites, expects level, stable ground and a secured ladder, for light work under 30 minutes. Where a ladder cannot be secured, it points to a tower or elevated platform. Anything needing those or rope access is a separate job, so get the method in writing first. On tower glass, the outside is normally a building matter for the managing agent.

Book the clean, the restoration, the water fix or the glazier

  • It came off on the cloth. Book a standard clean, on panes out of direct sun, with a proper rinse.
  • Vinegar softened it, or it is fresh run-off. Fix the sprinkler, pipe or ledge first, then ask for stain removal, starting with a trial patch.
  • Nothing shifted it, and the face is uncoated. Ask a restorer for a trial polish, which may show the mark is permanent.
  • A rainbow sheen, milky patches or deep scratches survive the trial, or the face is coated. Ask a window contractor to quote for new glass, and fix the water source before it goes in.
  • It is between the panes, or in a film. Stop cleaning. Book the sealed unit's replacement, or the film's removal and a second round of checks.
