How Often Should You Clean Your AC in Dubai? Maintenance Schedule for UAE Homes
·
Why AC cleaning matters more in Dubai than elsewhere
The UAE climate is uniquely brutal on air conditioning. Summer humidity stays above 70% for months, ambient dust from desert winds settles on every coil, and the average AC runs for 8–12 hours a day from May through October. That combination clogs filters, coats evaporator fins with biofilm, and forces the compressor to work harder than it would in a temperate climate.
A neglected AC in Dubai costs you on three fronts: higher electricity bills (a clogged unit can pull 20–30% more power for the same cooling), worse indoor air (dust and mould spores recirculate every cycle), and shorter equipment life (compressors fail years earlier without routine maintenance).
How often: a UAE maintenance schedule
The schedule that suits a typical Dubai apartment or villa, with one or two split-AC units per room:
- Every month: rinse the washable filters under the tap. Five minutes per unit. This single habit covers most of the «my AC isn't cooling» complaints in the UAE.
- Every 3 months: vacuum the external grille and check the condensate drain for blockages. Standing water inside an AC is a mould factory in the UAE summer.
- Twice a year (March and October): a professional deep clean — chemical wash of the evaporator coils, condenser cleaning, gas pressure check, and electrical inspection.
- Annually: service the outdoor condenser unit. Sand and dust accumulate inside the fins and cripple heat exchange.
What you can do yourself
Cleaning the filters
Switch off the unit at the wall and at the breaker. Open the front cover (most splits hinge upward), slide out the two mesh filters, and rinse them with lukewarm water. Use a soft brush for stubborn dust. Let them air-dry fully before sliding them back — wet filters grow mould fast in humid weather.
Wiping the outer cover and louvres
A damp microfibre cloth removes dust from the air-direction louvres and the front grille. Don't spray cleaning fluid directly on or near the indoor unit — it can drip into the electronics.
Clearing the condensate drain
If you see water dripping from the indoor unit, the drain pipe is blocked. Trace the white plastic pipe outside (usually exits through the wall) and clear it with a flexible wire or a wet/dry vacuum at the outlet. If you can't find or reach it, leave this for the pro.
When to call a pro
Pro maintenance is non-negotiable for any of these:
- Chemical wash: the evaporator coils need a specialised non-corrosive cleaner applied with a low-pressure sprayer. Doing this with a household hose damages the fins.
- Gas top-up: if cooling is weak even after filter cleaning, refrigerant may be low — a licensed technician checks pressure and refills.
- Strange smells: a musty smell means mould in the drain pan or on the coils. A burning smell means an electrical issue — switch the unit off and call immediately.
- Unusual noises: grinding, rattling, or buzzing usually points to a failing fan motor or compressor bearing. The longer you wait, the more expensive it gets.
Five signs your AC needs cleaning right now
- The unit runs but the room never quite cools — usually clogged filters or low gas.
- You can see visible dust on the grille and louvres.
- Water drips from the indoor unit — blocked condensate drain.
- You're sneezing or congested only when the AC is on — dust and microbes recirculating.
- Your DEWA bill is creeping up despite the same usage — clogged unit drawing extra power.
