Why electrical problems are different in the UAE
UAE homes pull serious electrical loads. A typical Dubai villa runs four to six split-AC compressors simultaneously through summer, plus water heaters, washing machines, and now EV chargers. UK-style 13A sockets carry that load through wiring that was designed for it — but only if the wiring is in good shape and the breaker panel was sized correctly.
The good news: the warning signs of electrical trouble are obvious once you know what to look for. The bad news: ignoring them is how house fires start.
The seven signs to call an electrician
1. Lights dim when the AC compressor kicks in
A brief flicker is normal. A noticeable dim that holds for a second or two means the AC inrush is causing a voltage sag — either the wiring to your AC circuit is undersized, or your incoming service is overloaded. Common in older Dubai villas with newer high-BTU ACs added.
2. A breaker that trips repeatedly
Breakers trip to protect the circuit. If yours trips when you run the kettle and microwave together, it's doing its job. If it trips at random or with nothing changed on the circuit, the breaker may be failing or there's a fault. Both need attention.
3. A warm or hot outlet
Outlets shouldn't be warm to touch. A warm outlet means a loose connection inside heating up under load — a major fire risk. Stop using that outlet immediately and book an electrician.
4. A burning or «electrical» smell
The smell of hot plastic from a socket, switch, or panel is wiring insulation overheating. Switch off the main breaker until an electrician inspects. Don't wait — overheating wires lead to fires within hours, not days.
5. Flickering lights across the whole home
Single-bulb flicker is usually the bulb or fitting. Whole-home flicker points to the main service — a utility-side voltage issue, a neutral fault, or a problem at the meter. DEWA can sometimes be involved, but get an electrician to diagnose first.
6. Outlets that spark when you plug in
A small blue spark on plug-in is normal — capacitive inrush. A yellow or sustained spark, audible crackling, or a smell after plugging in means contacts are worn or shorting. Replace the outlet.
7. Old aluminium or undersized wiring on visual inspection
If you see aluminium-coloured wires at fixtures or in the panel, especially in older villas, it's a known fire-risk pattern. Modern UAE wiring is copper. Aluminium isn't illegal but it requires special connectors and ages worse — worth a professional inspection if you're buying or moving in.
What an inspection actually involves
A licensed UAE electrician will typically:
- Open the consumer-unit panel and tighten every breaker terminal (loose terminals are a top cause of issues in 10+ year-old installations).
- Test the earthing — Dubai sand is poor at conducting, and earth rods can become ineffective.
- Measure voltage at sample outlets and check polarity.
- Inspect AC circuits specifically — they carry the heaviest sustained loads.
- Issue a written report with priority categories (immediate, attend, recommended).
